Cash to close

Review the down payment, closing costs, prepaid taxes and insurance, initial escrow deposits, moving costs, and the savings you want to preserve.

Assistance terms

Some assistance is a grant. Other assistance may be a deferred or repayable junior loan. Forgiveness, if offered, may depend on time, occupancy, sale, refinance, or other conditions.

Payment comfort

Estimate principal and interest, taxes, homeowners insurance, mortgage insurance, and HOA dues. A minimum down payment does not automatically create the most comfortable plan.

Preparation

A preapproval is preliminary rather than final approval. Keep documentation current and discuss changes to income, debts, assets, employment, property, or occupancy with the lender.
